What is Carpet area term referred to, in the real estate industry ?


In one sentence carpet area can be defined as the inner area of the house which is usable and excludes thickness of walls.As the name suggests it is the “Carpet Area” i.e. the actual area that can be covered by the carpet and it clearly excludes area that is common for all the flat users such as lift area,lobby area,stairs,playing area and all that areas which are not included within the housing unit.Now I think it will be a much clearer picture in your mind with respect to carpet area that it is only that usable area which is inside our housing compartment(unit) that covers rooms, kitchens, bathrooms, toilets, halls inside, store rooms, living rooms-drawing rooms, bedrooms etc.

What is Built up Area in real estate industry ?


Carpet Area + Wall Area + Dry Balcony Area + Flower beds = Built up Area


When the area that is covered by the walls is added to the carpet area,we get “Built up area” which means the area on which the walls stands i.e. the thickness of the walls in actuality is added and it must not to be confused with total surface area of the wall.And hence it should be clearly understood that walls area,dry balcony area and flower bed area are not really that much usable.


What is Super built up area with respect to brokers and developers ?


Built up Area + Common Areas (Used by all people) = Super built up Area  


Where Common Area = Common Corridors,club area,pool area,lifts area etc.


The important thing to note is that:-


For e.g. one particular floor has Common area = 100 sq. m.  


For example there is 1 BHK on that floor which is of  200 sq. m.


Then Super built up area of this 1 BHK = 200 + 100 = 300 Sq. m.
Now let us take up  a different scenario


For e.g.  there is also a 2 BHK on that floor which is of  500 sq. m.


Then Super built up area of this 2 BHK = 500 + 100 = 600 Sq. m.


Further Real estate is a very important investment in anyone’s life so you have to be extra careful in dealing with the brokers and developers.I am definitely aligned towards only those builders which are trustworthy and values the customers.
